Opus Bay is located on the island of Batam in the Republic of Indonesia. It is an integrated township, to be developed by Tuan Sing Holdings Ltd. Presently, 559 apartments and 275 villas spread over an area of approximately 125 hectares will be open for sale. The villas are expected to be completed by June 2024 and condominiums by end of 2025. The integrated township will have a direct 40-minute ferry ride to Singapore, an international shopping galleria and F&B outlets, education and medical facilities and many more.

Three blocks of apartments are expected to be built with Balmoral being the first one to be built. Ardmore and Claymore will be constructed later. Villas are available as a gated community.

Each villa comes with their own private swimming pool and an exclusive clubhouse for its residents.

For Balmoral, its residents can have a great time at the sky garden, gym, swimming pool, central green and water features. Bars, restaurants, boardwalk, retail outlets and retail pods will be part of the apartment facilities when it is opened.

Located in an exclusive gated community with its own shopping galleria and theme park, this development is just 40 minutes by ferry to Singapore. The local Hang Nadim International Airport is just 40 minutes by car. 

Balmoral will 51 storeys high and houses 559 units of apartments. 400 units will be studio and studio deluxe with gross sizes of 37-38.3 sqm and 42.1-42.4 sqm. One-bedroom and one-bedroom deluxe, which numbers 84 and 19 respectively will have sizes 75.5-76.1 and 82.2-82.8 sqm. There are 28 units of 2-bedroom units with a size of 113.7-114.6 sqm and the largest will be the 2-bedroom deluxe at 120.8-121.6 sqm.

275 units of villas are available with 231 units of Deluxe Edition, 35 Premium Edition and 9 Superior Edition. The land area will be 225-570 sqm, 335-540 sqm and 540-770 sqm with built-up areas of 199 sqm, 263 sqm and 500 sqm respectively.

All units at Balmoral block will be meticulously fitted with fine appliances and finishing. Homogenous tiles are used everywhere except bedrooms where they will be timber vinyl. Bedrooms will have built-in wardrobes with laminate finishing and LED lights. Air conditioning will be fitted with Mitsubishi or equivalent brands.

Villas will have timber vinyl as floor finishing for bedrooms and homogenous tiles everywhere else in the villa. Sanitary fittings will be Toto, Grohe or equivalent. Kitchen appliances like cooker hob, hood and conventional oven will be Bosch or equivalent brand. Kitchen cabinets and bedroom wardrobe will be fitted as well.
